Management Services Include:
  • We hire and supervise the licensed and insured vendors to clean, paint, or make repairs on your behalf. Repairs may be paid from owner rental proceeds.

  • We order the repair work even if you have a maintenance contract (such as Fast of Florida).

  • We provide monthly statements and rental proceeds, processed and out to you by the 10th of each month.

  • We are on call 24/7 for any tenant emergencies.

  • We follow up with any late pay tenants via phone call, e-mail or personal visit to the property.

  • We hand-deliver any legal notices such as Three Day Notice for late pays or 7 Day Notice To Cure

  • We fill out all the paperwork needed to start an eviction (handled by the attorney that prepared your lease).

  • We do a final move-out inspection to determine any damage and/or further cleaning needed.

  • We take care of refunding the security deposit within the legal limit time frames.

Complete Tenant Screening ~ Lease Only & Management Accounts

In selecting a qualified resident for your rental property, we want to ensure that our property owners get the caliber of renters they deserve. That’s why we screen every applicant over age 18 implementing the following:


  • Verify prior rental history, including any damage, late-pays, insufficient funds, lease fulfillment, evictions, and verification of rent amount.

  • Verify current employment and sources of income.

  • Credit check which includes any bankruptcies or liens.

  • National search criminal background check.

Our Guaranteed Tenant Policy ~ Lease Only & Management Accounts


We believe our screening process is very thorough, so we provide our property owners with the following guarantee. Any tenant placed by our firm who breaks their lease during the first 6 months, we will not charge you a leasing fee to re-rent your property to new residents.

Video Property Documentation ~ Lease Only & Management Accounts


If you believe that a picture is worth a thousand words, then video documentation of your property is just one more reason why you should hire Miller Rental Management as the leasing agent of your single family home, condo, or town home. Since we began videoing, there hasn’t been any question as to “What the property looked like prior to move in”. This provides peace of mind property management for property owners who want to protect their property and their residents who want to ensure the return of their security deposit. Videos are uploaded to YouTube for private viewing by the owner or tenant only.

Written Documentation ~ Lease Only & Management Accounts


In addition to our digital documentation, a written inspection report of the property is also completed with the tenant at move-in time. Items such as appliances, floor coverings, paint condition, counter tops, hardware including plumbing & lighting fixtures, among others, are all documented. Special instruction is given to tenants at that time regarding care of appliances, changing of air conditioning filters and size requirements, and location of electric breaker boxes and water shut-off valves. Number of keys provided, pool tags (condos), and garage remotes are noted. Tenants sign off on this report, and at move-out time, another inspection is completed and noted for comparison on this same form.


Renewal & Move-Out Inspections ~ Lease Only & Management Accounts


After discussion, should you and your tenant decide to renew the lease for another year, and you request a documented interior inspection, an appointment is made with the tenant. We meet at the property and walk though each room, taking updated photos and written notes of condition (additional fee applies). The tenant also signs the renewed lease at that time. A renewal inspection report is then prepared and mailed to you. Any repair or renovations done during the year are summarized in this report. You are fully informed of the condition of your property and provided the extra peace of mind that your investment is being well-maintained. Should the tenant decide to end the lease, a walk-through inspection is performed (included in the initial leasing fee) and compared with the documented move-in report. Any discrepancies are noted for security deposit claim or determination is made at that time for the return of the deposit.

Constant Communication ~ Lease Only & Management Accounts


We believe that the key to our success is in the personal relationships that we develop over the years. Working for owners of rental homes and with their residents requires constant communication. At Miller Realty & Management, we believe that communication is the key to the success of any organization. As a matter of fact, we are on call 24 hours a day, seven days a week for any maintenance emergency for managed properties. Owners are made aware immediately should any non-minor repair need to be done. You can rest assured that when your rental proceeds check arrives that you already have full knowledge of any major repairs over the agreed upon amount that have taken place that month. We understand that we have many out-of-state owners who rely on us for the knowledgeable decisions that need to be made regarding repairs and tenant concerns on their properties. We are also pleased to report to you that “all is well!” and your property is in good hands.


Computerized Accounting ~ Management Accounts


Our property owners receive a detailed monthly statement showing all rental incomes and disbursements, along with receipts for any repairs made. We also provide our property owners with a year end summary statement at the end of each year. Our accounting system also allows us to make recurring monthly payments for our owners, such as mortgage payments, homeowners association payments or any other recurring monthly obligation, provided adequate funds are available in your account.


Maintenance Issues ~ Management Accounts


At Miller Realty & Management, we assist our property owners and residents by having independent qualified maintenance technicians effect any necessary maintenance and repairs, OR, if you have an appliance maintenance contract with one of the local companies, we coordinate repairs with the vendor and the tenant. Our tenants are advised when they sign their lease that if the damage is found to be caused directly by them, then they are billed for that repair. You are notified immediately should there be a major repair needed over an agreed amount.


Tax Deductible Services ~ Lease Only & Management Accounts


When you hire us to lease and manage your rental property, you may be able to deduct the cost of our services from your taxes. We also offer “lease only” services in which you manage the property yourself for which your time may be tax deductible also. Consult your tax adviser for details.
